Spec Home vs. Custom Home: What’s the Difference When Buying New Construction in Western Wisconsin?

If you're considering building or buying a brand-new home in Western Wisconsin, one of the first decisions you'll encounter is whether a spec home or custom home is the better fit.

As a Realtor working throughout the St. Croix Valley, I help buyers navigate new construction in Hudson, River Falls, New Richmond, Baldwin, Hammond and surrounding Western Wisconsin communities. One thing I always tell buyers is that "new construction" can mean very different things depending on the builder, development and type of home you're purchasing.

Understanding those differences before you start looking can save you time, help you establish a realistic budget and make the entire building process much easier.

What Is a Spec Home?

A spec home, short for speculative home, is a home a builder begins constructing without a specific buyer attached to it.

The builder typically chooses the floor plan, structural features and many of the finishes based on what they know buyers are looking for in that particular market.

One of the biggest misconceptions about spec homes is that they are somehow lower quality than custom homes. That isn't necessarily the case.

A good spec builder can offer excellent construction, quality materials and beautiful finishes. The primary difference is how the home is planned and how many decisions are made by the buyer.

Because the builder is working with established floor plans, building standards and vendors, the construction process can often be more efficient and costs can be better controlled.

Depending on when you purchase the home, you may still have opportunities to make selections or request certain upgrades. If you purchase early in construction, you might be able to choose flooring, countertops, paint colors, cabinetry or other finishes.

Once construction reaches certain stages, however, those decisions may already be made.

That's why timing can be important when buying a spec home.

What Is a Custom Home?

With a custom home, the process is much more centered around the individual buyer.

Depending on the builder, you may be involved in everything from designing or modifying the floor plan to choosing cabinetry, flooring, lighting, plumbing fixtures, exterior materials and dozens of other details.

For someone who has a very specific vision for their home, that flexibility can be a major advantage.

However, more choices generally mean more time, more decisions and potentially a larger budget.

Custom construction can also require more planning before construction begins. Buyers should be prepared to make many decisions and understand how changes and upgrades can affect both the construction timeline and final cost.

Spec Home vs. Custom Home: Which Is Right for You?

There isn't one answer that's right for every buyer.

A spec home may make sense if you want:

• A brand-new home without making hundreds of design decisions
• A more predictable price
• A shorter or more established construction timeline
• Professionally coordinated finishes
• Some ability to personalize without starting completely from scratch

A custom home may make sense if you want:

• Significant control over the floor plan
• Very specific architectural or design features
• Greater flexibility with finishes and materials
• A home designed specifically around your lifestyle
• To be involved throughout the design and construction process

There is also plenty of space between the two.

Some builders offer what I would describe as a semi-custom experience. They may start with an established floor plan but allow buyers to make certain modifications or choose from a larger selection of finishes and upgrades.

This is why I encourage buyers to look beyond the words "spec" and "custom" and ask exactly what each builder allows.

New Construction in Hudson, River Falls, New Richmond, Baldwin & Hammond

One of the things I love about our area is the variety of new construction opportunities available throughout Western Wisconsin.

The right location can depend just as much on your lifestyle and budget as the home itself.

Hudson continues to attract buyers who want convenient access to the Twin Cities while enjoying everything the St. Croix Valley has to offer. New construction opportunities can range from neighborhood developments to larger homesites outside the city.

River Falls offers a combination of established neighborhoods, newer developments and opportunities on the outskirts of town. It's also a community where buyers can find several different styles and price points of new construction.

New Richmond has experienced significant residential growth and continues to offer a variety of new construction opportunities, including city neighborhoods and developments surrounding the community.

Baldwin can be a great option for buyers looking for new construction at a different price point while still having convenient access to I-94. Buyers can find everything from twin homes and single-level living to traditional single-family new construction.

Hammond offers another option for buyers who like the accessibility of the I-94 corridor but prefer a smaller community setting. New developments and surrounding acreage options can provide opportunities for several different types of buyers.

And those aren't the only options. Depending on what you're looking for, we can also explore new construction throughout Roberts, Ellsworth, Prescott, Somerset and other St. Croix Valley communities.

Don't Start With the House. Start With the Right Questions.

One of the biggest advantages of working with a Realtor who understands new construction is having someone help you compare more than countertops and floor plans.

Before committing to a builder or development, there are important questions to ask:

What is included in the base price?

Which finishes are standard and which are upgrades?

Can changes be made to the floor plan?

When do selections need to be finalized?

Are there change fees?

What happens if an upgrade doesn't appraise?

What type of builder warranty is included?

What landscaping, driveway, deck or exterior work is included?

Are there HOA fees or neighborhood restrictions?

Does the property have city utilities, a private well or a shared septic system?

Those details can make a significant difference when comparing two homes that initially appear to be similarly priced.

You Can Have Your Own Realtor When Buying New Construction

This is something many buyers don't realize.

The builder's representative works for the builder. As a buyer, you can have your own Realtor helping you understand the transaction, ask questions, review the details and advocate for your interests throughout the process.

And ideally, you want your agent involved before your first meeting or visit with a builder.

I've worked extensively with new construction throughout Western Wisconsin and understand how different builders structure their contracts, selections, upgrades, timelines and building processes.

My job isn't to push you toward one builder or one type of construction. It's to help you understand your options so you can decide what makes the most sense for your budget, timeline and priorities.

Thinking About Building or Buying New Construction in Western Wisconsin?

Whether you're looking for a move-in-ready spec home, a home that's early enough in construction to make selections, a semi-custom option or a fully custom build, there are opportunities throughout the St. Croix Valley.

The key is knowing where to look and understanding what you're actually getting for your money.
